Water Damage Restoration Process
Every water damage job follows the same five stages: inspect, extract, dry, clean and restore. Here is what happens at each stage and what you will see each day.
The water damage restoration process has five stages: inspection, water extraction, structural drying, cleaning and sanitizing, and restoration. Professional crews follow the IICRC S500 standard, which sets how water is classified and how drying is measured.
1. Inspection and assessment
The crew stops the source if it is still running, checks for electrical hazards and maps wet areas with moisture meters and thermal cameras. They set the water category (how contaminated it is) and the class (how much drying the job needs). Both decide the plan and the price.
2. Water extraction
Pumps and extractors remove standing water from floors, carpet and pad. Good extraction can remove far more water than drying alone, which shortens the job. See water extraction and removal.
3. Structural drying
Air movers and dehumidifiers dry walls, framing, subfloors and cabinets. The crew takes readings every day and moves equipment as areas dry. Most rooms take about 3 to 5 days. See structural drying.
4. Cleaning and sanitizing
Affected surfaces are cleaned, and antimicrobial products are applied where needed. For sewage or floodwater, porous materials are removed and everything left is disinfected.
5. Restoration and repairs
Once materials reach their dry goal, drywall, insulation, baseboards, flooring, cabinets and paint are replaced or repaired. Some restoration companies do the rebuild themselves, others refer you to a contractor.
What you will see day by day
| Timing | What happens |
|---|---|
| Hour 0 to 2 | Water shut off, power checked, photos taken, valuables moved |
| Hour 2 to 8 | Inspection, extraction, tear-out of ruined materials, equipment set up |
| Day 1 to 4 | Daily moisture readings, equipment adjusted |
| Day 4 and on | Equipment removed once dry, repairs scheduled |
Ask the crew for copies of photos, moisture maps and daily drying logs. Your insurance adjuster will want them.

Common questions
What are the steps of water damage restoration?
Inspection, water extraction, structural drying, cleaning and sanitizing, and restoration or repairs.
How long does the whole process take?
Drying usually takes about 3 to 5 days. Repairs add days to weeks depending on how much was removed.
What is the IICRC S500?
It is the industry standard for professional water damage restoration. It sets water categories, drying classes and how drying is verified.
Do I need to leave my home?
Usually not for small losses. For sewage, large tear-outs or loud equipment in bedrooms, some families stay elsewhere for a few days.
